What kind of discount can I expect? Expect to receive a discount between 15-25% of the market value.

How do I know the discount is genuine? All of our properties have been discounted based on an independent RICS chartered surveyors market valuation report that would have been completed when the property was purchased.

What is due diligence? Generally speaking, due diligence is a way of ensuring that all relevant parties use due diligence to check that there have been no omission or misrepresentation of facts pertaining to the property for sale. Intending to ensure that the buyer has every opportunity to make a better-informed decision.

What does it cost to deal with Emerald Investment Property? There are no upfront costs. Registration is free, which entitles you to a free current list of the available properties. We charge a non-refundable 3% finders fee on the discounted value of each property.

How do I reserve a property? Reservation is easy, inform us of your interest by contacting us as soon as possible, we will contact you through to one of our property consultants.

What happens if I decide not to go ahead with a purchase? Both fees, the reservation fee and the finders' fee, are non refundable.

How long have I got to exchange a contract? You could lose your reservation fee or the developer may withdraw the plot if the contract is not exchanged within 28 days of your solicitor receiving the contract. Can you recommend a solicitor? Yes, tax is payable on the profit earned from the sale of a property. taxable profit is calculated on the difference between the purchase price and the re-sell price. Having purchased a discounted property in the first place you already have between 15-25% of equity tax-free.
